"Throughout 2020 and 2021, JOMA Residential has experienced extended timelines due to construction materials supply shortages. Suppliers, both domestically and globally, have had supply-chain issues and raw materials shortages due to a combination of COVID and natural disasters. Currently, appliances, windows, and cabinets remain our biggest challenge with some lead times actually increasing over the past few months. One positive sign on supplies is a recent downward trend in framing materials pricing. During the monthly updates of our Supplier Pricing Sheets, we have observed lumber prices declining since mid-July as supply begins to reach the areas that have high demand and as plants that were down have come back online. Fortunately, all of our affected jobs have been able to proceed smoothly by ordering materials immediately after contract signing and then planning on-site start dates around anticipated delays. "

JOMA REPAIRS IS JOMA CONSTRUCTION

*Division Status Update* About three-and-a-half years ago, JOMA Residential started taking on smaller repairs projects. After a while, we decided the process was distinct enough from our typical jobs that we would split them off into a separate division. In 2020, we noticed that a number of the Repairs jobs were sizeable enough that they deserved to go through the full Residential Preliminary Building Process. With that in mind, we moved about two-thirds of the Repairs Division back to Residential. As 2021 has progressed, we've decided that the best way we could serve our clients is to bring the remainder of the Repairs projects home to the Residential Team. The carpenters and project managers who have been creating happy clients and great projects on our larger projects will now be doing the same for the smaller projects that come our way.
